View from Master Balcony View of Master Bedroom Entry View of rear patio View of Front Elevation View of Front Elevation View of Rear Patio View of Front Entry October 9, 2004 Dear Friends, Just a few words...Sorry about the delay in updating the website, but I have been tremendously busy with work and everything else...as you could probably understand. We made it through Framing, Plumbing, Electrical, Mechanical and Lath inspections The project keeps moving along. We are 90 days in and now entering the final leg of the race. Our last remaining inspections are Drywall (Wallboard) and Final Inspection. We can be 85% to 90% complete by the end of this weekend as the drywallers showed up to begin their work today (10/9/2004). I was told that inspection might be on Tuesday due to the Columbus Day holiday. After that we begin with taping and texturing. The stucco plaster would then be next, soon to be followed by Balcony deck finishes and painting. Whew !!! The success of this project couldn't have been possible without the help of my very good friends Dexter Scroggins and Tavin Cosio. Words cannot express my gratitude for what these fine young men have done to help me achieve my dreams and goals. We are almost done !! Front balcony trellis is underway...Stepped side wall is sheathed. I'm nearly waterproof...Thanks to Rick Darden who has kept us dry during the monsoons. View from upstairs window seat area... Scissor trusses over Master Bedroom... Dear Friends, Things have really moved along today (8/21/04). I've been notified by Angel go ahead and schedule a strap & shear inspection, so I did, for this coming Monday (8/23). There is a good chance that we will pass even if we are not 100% complete. So that is the plan. As it sounds like we should be wrapping it up by next week. Looking forward to meeting the roofer as my project manager Tavin Cosio has informed me today should be contacting me soon. Nothing but accolades for Angel Zazueta and crew. Good news for them as Angel has been contacted by my dentist Steven Soraya requesting a bid for some construction work. Perhaps a lead up to the upcoming 10,000 sq. ft. Soraya Residence? I couldn't recommend a better framing crew... Good news Dex, the interior stairs have been built so it's a lot easier to get up and down. Although I was already getting used to getting up and down with a ladder. Gotta run...more photos soon... Efren More Photos... Girder truss & jack trusses going home... The whole roof system was placed in under an hour... 70% framing completion has been achieved... Strap & Shear inspection may be possible by the end of next week ... The Dream Team...(They would make a good softball team !!) Wheww !!! Well Saturday night was a true test to the integrity & stability of the structure as we encountered a very strong monsoon storm (50-60 m.p.h. winds) with heavy rain. Fortunately, no water got inside the existing house and nothing blew away. Thanks to all my well wishers. Only to be overshadowed by hurricane Charley which made our storm look like a Sunday afternoon spring drizzle. Our thoughts and prayers go out to all who were in it's path... The Good News is that after (9) working days, Angel and crew are nearly complete with the project as we have officially reached 70% framing completion stage. I've never seen a framing crew work so hard...It certainly is a joy to witness. Can't wait until the stairs are installed though, so I can get up and down easier. (ladders are not my thing). Things are starting to take shape and that pleases me. My project manager, Tavin Cosio, has informed me that he is going to officially start looking for a roofer. That is a very positive sign. Maybe we can start wrapping things up...so to speak. Best of luck to Dexter with his upcoming meeting with the Troon North architectural design review committee... Gotta run...more photos to come... Rear patio beams have been set in place waiting for the balcony trusses... Could this be a declaration of VICTORY already ?? Lookin' good, Alejandro!!! Uriel, Alejandro, Angel, Miguel Angel & Javier. Where are the capes? Dear Family & Friends, After 8-9 days of actual work time, spread out over a two week period we find ourselves nearing 60% to 70% completion stage. The major delay we encountered was getting a hold of a Simpson CCT Column Cap which turned out to be a special order and delayed us for over a week and a half. The good news is that the part arrived late today (8/12/04) and will be installed early tomorrow morning which will allow us to continue our progress. This will allow Angel Zazueta & crew to finish the floor framing system over the garage area and erect the second story walls and balcony over this area. On tomorrow's menu we will find a crane which will be used to lift two of the remaining beams (over the garage) into their respective places. By Saturday, Lord willing & weather permitting, we should have all the balconies, guardrails, stair systems and second floor walls in place and possibly the roof trusses. At that time, we will establish a date for our Strap & Shear inspection... My hat remains off to Angel Zazueta and his faithful crew for their continued professionalism, dedication and outstanding framing skills... More photos after this weekend... Email me your comments to: efrenruiz@earthlink.net Sincerely, Efren More Photos... Dear Friends, Day 2 brought more of the same. A lot of movement and a lot of progress. Angel Zazueta and crew have done a great job so far. All preparations for the second story addition have been addressed and resolved. All existing trusses have been trimmed back and stabilized. If all goes well we can reach 25% completion by this Thursday. The crew took Wednesday off due to a set back of a week (this time on my account) because we had to wait for some hardware parts to arrive at some beam connections which were special orders. In the mean time they continue to work around those areas... More photos as soon as they are available... Day one of framing (8/2/04) began at 6:00 a.m. Monday morning with Angel Zazueta and crew showing up for work as promised. By the end of the day they had assembled 50% of the lower floor exterior walls (including the garage door opening). Day one brought some surprises as we realized that five of the beam connections were special orders and will take a week to receive. This will not interfere with the work of Angel & crew as he plans to work around those areas for now. Day two started at the same time (6:00 a.m.) and work began to remove an existing truss and framing left behind by the demolition crew. This is required to be able to place beam B-12 as shown on the plans. By 9:00 a.m. this morning an existing steel lintel and block was removed, overhangs at the rear patios were shaved off as well. Whether we decide to keep the existing truss or remove it will be decided later this morning by Angel. I am confident that whatever solution is decided upon, will be the right solution. All the electrical wires that were in the existing attic space (left behind by demolition) were inspected by Angel and a few additional wires were capped. What does this mean for me? I will need to re-cover the existing attic space with plastic again after their work is completed this afternoon ( by Rick Darden) to avoid any possible weather entering into the existing residence this evening as we continue to flirt with mother nature. However, once the floor system is in place, for the most part, I will be protected from the elements. So far so good. This is a very hard working crew who takes their work very seriously. As far as I'm concerned, their compensation is very well deserved. The best strategy at this time is to take it one day at a time...More updates to follow...
